Our process
The steps below illustrate our typical plan of work, designed to ensure a structured and comprehensive approach to every project. This eight-step process guides you from the initial concept to the final completion, ensuring clarity and efficiency throughout your architectural journey.

Our initial consultations are complimentary. While we do not charge for this visit, we request a £20 donation to 'Just One Tree', who will plant a new native tree for every pound received.

Whenever possible, the initial visit will be an in-person site visit with one of our qualified and ARB -registered architects.

During our first visit, we will discuss your building requirements and timelines in general terms.

We will discuss your brief and make sure we understand all your requirements. We will ask: What are you hoping to achieve? When are you looking to achieve this?

We will identify your likes and dislikes and take note of your must-haves and nice-to-haves.

We will provide you with broad advice and explain how we can deliver your vision identifying potential difficulties (and how these may be avoided).

Following the meeting, we will confirm our fee proposal for your consideration.

Once engaged and before we can start designing, it is usually necessary to prepare a survey of all or part of your site and buildings.

A member of the Reigate Architects team will visit your property and take measurements and photographs. This will enable us to prepare accurate drawings of your current property, forming the foundation for our design work.

This step is crucial to the successful outcome of your project.

We will confirm all your requirements and discuss appropriate architectural styles and appearances.

From this briefing Reigate Architects will prepare a series of alternative sketch designs for consideration and discussion.

The final design is achieved via an iterative process of sketches and meetings which may include a consultation with the local planning authority to gauge preliminary feedback.

Once the sketch design is relatively settled, feedback of the likely cost of the proposal is usually sought.

Once the sketch design process has been concluded, and we have agreed the design of your project, an application for Planning Permission (or for a Certificate of Lawfulness) will be made to your Local Authority based on the approved sketch design.

In the last year Reigate Architects had achieved a 97% success rate. These approvals have included nationally and locally listed buildings and conservation area properties in Reigate and Banstead, Mole Valley, Tandridge, Waverley, Epsom and Ewell.

For more complicated projects, we may propose pre-application engagement with your Local Planning Authority to obtain initial guidance. This will provide an insight into any potentially problematic areas prior to making a formal application.

Although approval can never be guaranteed, a planning application is usually determined within eight weeks of submission. Certain smaller extensions may not require planning permission. In such cases we would normally apply to the Local Authority for a Lawful Development Certificate. Such applications also take eight weeks to determine.

Once we have applied for planning permission (and usually only after permission has been granted), a building regulation application will be prepared and submitted.

The building regulation documents will demonstrate how the proposed building will comply with the technical requirements of the building regulations, which cover such aspects as structural stability, thermal insulation and drainage design.

If supporting information from other consultants is required, we will co-ordinate their work into the detailed submission.

A building regulation application is typically determined within five weeks of submission, although the period can very.

Your project is only as good as the quality of the workmanship that goes into the build, which is why we will advise on the selection of a building contractor capable of carrying out the proposed works.

Being Surrey locals, we have worked with many local builders and know those who will best suit your project. Although we are happy to suggest builders on the basis of past experience, Reigate Architects are independent professionals and we do not benefit from any recommendations.

We also advise on the most appropriate forms of contract, and will provide full construction and tender information as well as obtaining quotations from a number of contractors.

We will solicit quotations from several contractors, ensuring you receive competitive and accurate bids.

We suggest that the appointment of a contractor is delayed until the building regulation approval is granted.

This service helps to ensure smooth progress through the construction process to completion of the works.

We will oversee all aspects of the building contract from site set-up to project completion. This will include monitoring progress, checking construction quality, resolving site queries and snagging inspections.

Some clients prefer to appoint us to building regulation approval stage only and to then make all further arrangements for procuring the building works themselves. If you intend to do this, you should note that the information provided for a building regulation application is less than that normally needed to 'safely' enter into a building contract. This is because the building regulations do not cover all the works necessary to complete a building and because the terms of a building contract need to be separately agreed.
